1. Booking Procedure
- To reserve a villa, guests must book their property online through our website. After booking, you will receive an email confirming that your booking has been placed. Shortly after, you will receive a separate email with detailed payment instructions. Once your payment is processed, you will receive a Booking Confirmation email, finalizing your reservation. Your booking is only confirmed when you receive this Booking Confirmation, and all terms and conditions will then apply.
2. Rental Agreement Process
- Once you confirm your booking, we will send you a rental agreement, including a security deposit form. After the deposit is paid, you will receive an updated agreement. A final updated document will be sent once the full balance is paid.
3. Children’s Policy
- Children under the age of two are not counted as part of the villa occupancy if sleeping in a crib or with their parents. Standard rates are based on two guests per bedroom, and children aged two and older are counted towards the total occupancy.
4. Arrival and Departure
- Check-in time is 4:00 PM, and check-out is 10:00 AM. Early check-in or late check-out is subject to availability and must be arranged in advance. Upon arrival, a representative will meet you at your car rental location to escort you to your villa or directly at the villa if you are arriving by taxi or private transfer. For departures, all keys must be returned either to the office or handed over to the housekeeper at the time of departure.
5. House Rules
- No smoking is permitted inside the villas.
- Pets are not allowed unless expressly authorized.
- No loud parties or events are allowed that may disrupt the neighbors. Please respect the local community and maintain a considerate noise level throughout your stay.
6. Liability and Damages
- Guests are responsible for any damage to the villa or its contents (excluding normal wear and tear).
- The owner and management are not liable for any accidents, injuries, or illnesses that occur on the premises, nor for the loss of personal belongings or valuables.
7. Additional Services
- Additional rental items or services such as car rentals, cribs, or extra cleaning can be arranged prior to arrival. All requests must be made in writing via email at least 10 days before your arrival.
8. Privacy and Data Protection
- Your personal information is protected and used solely for processing your booking and providing services during your stay.
9. Governing Law
- These terms and conditions are governed by the laws of St. Maarten. Any disputes arising will be resolved through mediation or arbitration within St. Maarten.
